We chose this home because it had a pool and was on the water. It was large enough to accommodate our group, and each bedroom has its own bathroom. It was clean and nicely decorated. Property management was great and we couldn't have had a more wonderful time. Highly recommend and will certainly be returning. Absolutely loved this place!

Wonderful home for three generations of our family. Bedrooms and private baths for everyone. Perfect location. Pool was marvelous. The water around the pier was filled with life which provided endless entertainment for the little ones. We immediately started discussing coming back at the same time next year.

Great house, great location, great views of intra coastal. Short walk to beach for the morning beach walk and great views of dolphins, fish and boating from the private balcony. We loved the house and layout.

This is our third year staying in this property. It’s a beautiful home within walking distance to the beach and restaurants. The rental company and the home owner are very easy to work with and respond quickly. We had a wonderful week and look forward to returning!

The house was great. The small beach and calm bay water were perfect for small children and old people. Our family all had wonderful week.

Our recent family stay at Villa Primera was positive. We are a three generation family of 13 ages 71 to 2.
We would stay here again. Plenty of room for all of us and a pier more than adequate to dock our two boats and wave runner. The guys enjoyed fishing from the pier. The lighted pool, with views of the Santa Rosa Sound, was a big hit with the grandchildren day and night.
The house flows well and is clean. Not unusual for a rental.....the furniture is showing some wear/tear. With that said, you can see where some items have been replaced and it’s obvious the owner is involved in keeping the house well maintained.
When we got settled Saturday evening we realized we were marginal on bath towels, I called the after hours number for Pensacola Vacation Rentals and told them we could get through the night and would need towels on Sunday. When we returned from Mass on Sunday a generous supply of towels was awaiting.
I stayed out on the top deck most of the time and I really enjoyed the clear plexiglass balcony guard that allows unrestricted incredible water views......
Location is A plus. The older kids could walk to restaurants and to get ice cream. Plenty of bars and restaurants in walking distance. Easy quick walk to the beach.
With no problems we used the Walmart + for grocery delivery, ordered pizza one night from Dominos.....and used Uber one time......to repeat we would stay here again.

Our family had a wonderful time & created many wonderful memories! Love the location! Great location for family fun, boating, swimming, fishing, and crabbing. Beautiful Sunsets & peaceful mornings!

We had a great experience staying in the house. Memorial weekend is a very crowded weekend on Pensacola Beach but we felt like we were in our own private escape. The house is very sound proof so our little ones could sleep through the night while the adults could enjoy some local live music. Plenty of room for 3 families to stay and not feel like we were ever crowded inside. The house was very clean. We enjoyed the pool, seeing the dolphins swimming in the bay, and caught plenty of blue crab from the dock. The property owner was very responsive with any questions we had leading up to the stay. We will be back!

My family had a wonderful time. The house was great with plenty of space and bathrooms/bedrooms for everyone. We have a family of nine (two of our granddaughters are 3 and one is 7 years old). It was a perfect house for them (and for the 6 adults) which included the heated pool. Richard and Noelle were very accomodating.

The house was extremely nice and accommodating for my family if 16! Plenty of rooms, bathrooms, lounging areas and for relaxation. Plenty of shopping, restaurants and beach options within shorts walking distances. The kitchen, grill, pool, dock and patio areas were very clean and put to great use!!! Richard was a great host and Noel and the staff at the vacation office were pleasant and accommodating!!! Great, refreshing stay!!! Would highly recommend and looking forward to coming back!!!

117 via de luna was the perfect destination for our spring break! The location was great for us. Withour a car, minutes to the beach, walking distance to restaurants and some shops, outside our back door the Sound with it's gentle waves at night, the pier...saw dolphins once, beautiful sunsets and to top it off a glorious warm pool. And that is just the outside! The inside fit our family of 13 perfectly (5 to 69). It is comfortable and breath taking all at the same time.

The owner was helpful and quick to respond to our questions. Everyone at the rental agency outstanding. They helped before and during our stay, kind and thoughtful with all our questions.

Upon arrival we walked into a home that you could tell the owner took pride in and that wanted his guests to have an awesome experience. The weather was a little cool so without any issues the owner raised the temperature of the pool so my grandkids could swim without being too cold. Overall this rental property is a real winner. I would rent this place again in a heartbeat.

117 via de luna was our paradise this spring break. We used the warm pool, the sandy shoreline, and the easy walk to the ocean everyday. We saw dolphins off the pier once and an eagle trying to get a duck. The house was perfect...both comfortable snd fancy, with plenty of group snd get alone kinds of spaces. Our family of 13, 5 to 68, fit perfectly. We used walmart to deliver all We needed and went on Jolly Dolphin cruise and saw lots of dolphins. The office was so helpful and friendly. Richard, the owner, easy to talk to as well. Can't say enough! Thank you for helping to create a memory.

This place is amazing! We had a fabulous time. The view cannot be beat as it has a wonderful dock to bring boats or jet skis. The home is in a perfect location close to restaurants, shopping and beach access. Kitchen is well stocked. House was spotless. The property managers Jackie and Noel are amazing and very responsive. I definitely recommend this property management company and this rental home.

Fantastic bay-front house that is a 2-3 minute walk across the street to the beach and steps away from nightlife, restaurants , etc. Once you arrive, you won’t need your car again until it’s time to leave (which is a plus when dealing w traffic in Pensacola). We spent time floating in the bay when the beach waters were rough. Also had a blast hanging by the pool at night. Saw fish, rays, dolphins and cranes off the back dock. The only suggestion I would make would be to maybe put a full sized fridge in the laundry room for extra food storage. One side-by-side was really tight for 16 people. Other than that, it was a perfect trip and we will definitely be staying here again!

This house was in a perfect location. Only a 5 minute walk to Pensacola Beach and right on the water on the sound side. Pool was great for the kiddos and heated. Great house and location. Definitely would go back and stay there again! Property owner was very accommodating as well!

We had a group of college kids on this trip. It was a great place to hang out and just relax. The pool was perfect. Location was great. We will be back, this has been our favorite home we have visited in this area.

We all loved this property. It was decorated like HGTV shows. The views from every room were amazing. We loved Santa Rosa sound better than the gulf. We watched the blue angels from the end of the dock; away from the 20,000 people on the beach. We snorkeled; caught a few fish; watched dolphins, ducks, our resident blue heron & pelican. The pool was great. We only used our vehicles once to get groceries. We walked everywhere & also road the trolley. The gulf (easy 5 minute walk) was beautiful but the purple flag made it dangerous to be in the water. Our 5 grandchildren said it was the best vacation ever. It was the best vacation for all of us.

Had a great time. 4th year to enjoy this property. Have grandkids ages 6 to 18. Pier and Bay and pool were unbelievable.Rented kayaks and paddle boards for the week. Delivered to the house for the week. Grandkids had a great time. oN the water sunup till......
Lot of rain gave us time to complete a 2000 piece puzzle.
Already book for next year.

Beautiful home in a beautiful place

This house is amazing! Everything perfect. beautiful views. Plenty of room for everyone. The kids were in the awesome pool all day. Fishing from sun up to sun down. Quick walk to the beach. Make sure you bring your own towels and beach/pool stuff and fishing equipment. We are lucky to have family living nearby with all of this stuff. We had a great vacation and would stay here again! Thank you for sharing your beautiful home!

The place exceeded our expectations. It was gorgeous, clean and perfectly located. We honestly tried to come up with a negative but could not. We tried to extend our vacation because we fell in love with the place. Communication with Richard was quick and he answered all of our questions. A perfect place and vacation!

If I could purchase this home I would in a heartbeat. It was the perfect setting for our family Christmas at the beach. The house is even better in person than in the pictures. We got to experience daily visits from a sting ray, mallard ducks, schools of fish and dolphins at the end of the dock. The owner Richard is very accommodating and incredibly easy to reach very quick to respond and help. Hannah who works at the Pensacola Beach Vacation Rentals was a saint and went above and beyond to help us. She was incredibly sweet and helpful. This house has everything a person could ask for! You get the feeling of being together with those you love while also having your own personal space when needed. Our group had 9 adults and 4 kids and never once did we feel cramped or on top of each other. We will definitely be coming back to this house that we haven't stopped talking about since we left!

The house was great. Each bedroom has its own bathroom which was a huge plus. The living space on the main floor is very open and great for entertaining. The Paul was nice and warm and and the music sound and the dog more perfect. that’s my only negative if you can even call it that would be that they could update their kitchen supplies. There’s such a mismatch of everything and for the size of the house in the colony, that could be better.

We were so comfortable with all the bedrooms and bathrooms. The pool and boat dock were a real treat. We were able to walk to many places of interest.

Decided to try Pensacola 3 yrs ago. It’s actually faster to get to Pensacola beach from Bay st Louis. We love Pensacola beach and 117.

We rented this house for a group of 12 and loved that each bedroom had its own bathroom. Very spacious, clean, beautiful views, nice sized pool and within walking distance to the beach everything else. The host was very responsive and friendly. My only feedback is that there were no beach towels which would have been nice given we spent a lot of time at the pool and beach. We enjoyed the outside area of Red Fish Blue Fish and also loved the view at Crabs. Portions are HUGE at Crabs so you may want to share a meal! I would definitely recommend this house for any family or larger group trip and we will certainly be back!

What a wonderful discovery! We had 4 generations of our family staying and there was enough room for everyone. I can not thank you enough for making this vacation a pleasant experience.

A group of 10 friends stayed here for my 50th birthday and it met our expectations and more!! Everyone having their own in-suite bathroom was a huge bonus. Location is unbeatable and home is spotless. Best spot in the house is the deck on back. We saw dolphins and stingrays and loved watching the birds dive for fish. AMAZING!!!

The location was great. Minutes from the ocean and your own personal access to the water in the back. The pool was great for the kids. The only issues we had were that the guest bathroom sink drain was stuck closed. We called and they sent someone out that daft but it was not fixed for our entire stay. Also I think we were very close to a sewer because in the evenings there was a very dusting sulfur smell that wasn’t very pleasant.

The house was large, clean, well equipped, and the location was excellent. First time to stay on the bay or sound and it was wonderful. Something of interest there every day - porpoise, cranes, ducks, crabs, fishing off pier, playin the shallow water and a great heated pool. Beach was an easy 5 minute walk and good places to eat were near. One of the ACs needed some freon and that was fixed promptly on Saturday night. Management was very helpful. Would we do it again - OH YES!

This house is hands down the BEST home in Pensacola beach. Richard is a wonderful host who exactly knows how to take care of his guests. This property is very private yet conveniently located to restaurants and other amenities. It is meticulously maintained both inside and out. Between the pool, the pier, and sound’s beach, you probably have everything you need without even leaving the property. The views are simply spectacular. This is one property that we will definitely return and will recommend to all my friends.

Our experience at 117 Via de Luna, was amazing . We had the week of a lifetime staying at the home. The views are incredible, pool was perfect and the location was awesome. We can’t say enough good things about the house and property managers. The owner was incredibly sweet to us and we will definitely be back to rent this home again! You will not be disappointed.

We had our family vacation planned then Covid came. They kept us up to date on all information, and we had a perfect quarantined vacation for all ages 16 of us. The location is perfect, the pool was amazing, the pier we dishes of of and yoga in the morning. The beach is a simple walk 5 min away, the beaches are beautiful white sand, and all sports, bars restaurants are walking distance a perfect perk. Enjoy we did!!

Beautiful home, great location, easy check in process, and loved the private pool and pier. I especially liked the little touches like providing personal coffee mugs for guests to take home.

The homeowner was very responsive to my questions as we set up the rental. The house has enough space for many guests. The views to the bay and pool are fantastic. The furniture and appliances are in good shape. We loved being on the bay side.
